Box 479 Yelm, WA 98597   February 7, 2005 Doug Bloom Tahoma Terra LLC 4200 6th Ave SE Suite 301 Lacey, WA 98503 RE: Tahoma Terra Master Plan Community Sanitary Sewer Clarification of System Requirements Mr. Bloom: This letter serves a mutual understanding of the discussions the City of Yelm and Tahoma Terra LLC have entered into in the previous months of planning for the above referenced project. The City of Yelm is undertaking a new concept for collection of sanitary sewer in large subdivisions as you are proposing. We currently have a STEP sewer system that operates with individual tanks, pumps and controllers located in the buildings’ or homes’ front yard. Under the current collection system you would be required to install one STEP tank system per a residence. The City wants to eliminate most of the tanks and the maintenance that accompanies them in favor of a gravity waste collection system with a centralized tank(s) providing the primary treatment. Following the primary treatment tankage a lift station will be utilized to pump the effluent to the City of Yelm’s treatment and reclaimed system. At this time the number of connections per a tank has yet to be determined. The City is currently working on the design guidelines that would be in place for this type of sanitary sewer system. However as of today, we see the design following these guidelines (this is not approved at this time): Collection System Before the Tankage – Being designed in accordance with the City of Lacey’s Development Guidelines Chapter 7 as the City of Yelm interprets them. Tanks and Lift Station – Being designed in accordance with the City of Lacey’s Development Guidelines Chapter 7 as the City of Yelm interprets them. STEP Sewer System between the Lift Station and Yelm Treatment Plant – Being designed in accordance with the City of Yelm’s Development Guidelines. I have provided this letter in hopes of clearing up the possible miscommunication of information and the process the City of Yelm is undertaking for sanitary sewer service for Tahoma Terra Master Plan Community.
