Initial Review of Engineering Documents – Complete Letter

Mr. Bloom:
The City of Yelm has completed the initial review of the proposed roadway reconstruction project. Your application included:
Civil Engineering Construction Documents dated Aug 9, 2005
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Cover Sheet (Sheet. 1):
Add the contact list for the utilities that will be affected by the construction.
Legend Sheet (Sheet. 2):
The preconstruction phone number should be 360-458-8438.
Monumentation Plan (Sheet. 3):
Add call out requiring the monuments to be placed at the locations you have shown.
Erosion Control Plan (Sheet. 4):
Note No. 1: Rewrite to read” city engineer or designated person.”
Note No. 2: Rewrite to read, “insert at new and existing catch basin locations”
Add note in bold print to read, “IT IS THE CONTRACTORS RESPONSIBILITY TO KEEP ALL DRIVEWAYS OPEN OR COORDINATE WITH LANDOWNERS FOR ACCESS DURING CONSTRUCTION.”
Roadway Plan
Sheet 6:
Complete the conveyance system in the profile view.
All roadway sheets show the pipe slopes without a callout. Please note wither it is ft/ft or %. Typical all sheets.
Sheet 7:
Show Durant St connection, being constructed as a driveway apron. City of Yelm detail 4-9, type 1.
Sheet 8:
Show the proposed roadways for the preliminary plats on Longmire Road. Contact the Developer’s engineer for this information. Olympic Engineering at 360-870-2561.
The stormwater conveyance system could be raised approx. 1.0’ to 1.25’ if ductile iron is used at the first crossing. If using DI one foot of cover is required at the flow line of the
curb. This is not a requirement only a suggestion.
Sheet 9:
Change the curb cuts to be 25’ on center.
The concrete gutter accoss the driveways/roadway should be 4’ in width to allow a shallower trough section.
Additional paving will need to be shown at Yelm Ave
Add the descriptor “perforated” to the storm galleries.
Sheet 10:
The wet pond outlet into the infiltration pond should be at 330.00. Same elevation at the top of the dead storage.
Sheet 11:
The driveway approach detail should be the City of Yelm’s standard detail. Please replace the existing detail.
Sheet 12:
Please remove the City of Yelm approval block on the Curb Ramp type 1. The detail is ok as shown just not a City of Yelm Standard Detail.
Sheet 13:
The gas main is shown on the roadway sections in error. Please remove or revise the location to reflect the current design.
Sheet 14:
The cross walk is required to be thermoplastic not painted.
Move the #8 No parking sign to a location before the curve.
Water and Sewer Plan (Sheet 15 to 22):
The 8” water stubs to the adjacent properties need the callouts revised. It should be a 10”x8” tee, 10” valve on the west leg, 8” valve on the adjacent property leg and a cap on the
end of the pipe. At the end of the pipe it should have a 4”x4” post and a rebar showing the end of the pipe. The end of the pipe should be located at the property line
or the back of the sidewalk depending on which side of the roadway it is on.
Check with Olympic Engineering for the locations of the 8” stubs for the 2 properties located on the mid block corner of Longmire St. (2 locations)
Station 24+00 thru 26+00 needs to be designed using 2-22 degree bends instead of the multiple bends proposed.
The 10” existing water main is located at the intersection of McKenzie Ave and Longmire St. Please change your plan to reflect this.
Comment number 17 does not look familiar. Where did this come from? Please remove this comment. The hydrant locks will be purchased from Public Works.
Most of these comments also apply to the sewer design. All the sewer stubs shall be 2” in size with the exception of the Lubbesmeyer Subdivision. This stub should be 3” in size.
Show existing reuse line location on the base map.
Why are we adding new sewer line past the 6” connection point? If I am missing something please remind me??
Landscape Plan:
Landscape plans not submitted. We will need this submittal in order to complete and approve the package.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 2 sets of plans. The project engineer should include
a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our review of the project.
