Box 479 Yelm, WA 98597   September 27, 2005 Doug Bloom Tahoma Terra LLC 4200 6th St Suite 301 Lacey, WA 98503 RE: Tahoma Terra MPC – Longmire Roadway Reconstruction Second Review of Engineering Documents City of Yelm Project No MPC-05-0067-YL Mr. Bloom: The City of Yelm has completed the initial review of the proposed roadway reconstruction project. Your application included: Civil Engineering Construction Documents dated Sept 22, 2005 We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: Legend Sheet: The phone numbers should be: storm 458-8438, water 458-8410 and sewer 458-8411. Monumentation Plan: Add call out to the plan set requiring the monuments to be placed at the locations you have shown. Roadway Plan: The stormwater plan on page 6 does not seem to match the inverts and elevation shown on the table on the same page. I spot checked 2 runs on page 6 and they did not calculate correctly. I did not take the time to calculate each run for Longmire Road. Please check the remainder of the calculations before you submit the plans. Water and Sewer Plan: The location of the 2-22 1/2 water main bends should be located more in the center of the roadway. See redlined plans. Landscape Plan: The landscape plans were not included in the submitted package. We will need this submittal in order to complete and approve the package. Please review and revise the plans to address the above referenced comments. When you are ready to resubmit the plans please send me a PDF file of the revised plan sheets only. I will review the revisions and contact you to submit the following information: 1 full size mylar set (city to retain) 1 full size set (your choice of media, to be returned to you) 1 11”x17” set (city to retain) 1 CD with project AutoCAD files (Version 2004) After returning the signed plan set, the City will require 4 set of plans for the inspectors to use. When these are returned to the City I will be able to set up a preconstruction meeting for this project. This meeting will be REQUIRED before work is started.
