Box 479 Yelm, WA 98597   January 10, 2005 Geoff Sherwin Apex Engineering PLLC 2601 S 35th, Suite 200 Tacoma, WA 98409 RE: Civil Engineering Review No. 3 – Napa Auto Parts Remodel and Expansion City of Yelm Project No SPR-03-8352-YL Mr. Sherwin: I have completed the review of the civil engineering plans submitted December 22, 2004. Please review the following comments and revise the site plan as required to meet them. All applicaple conditions of approval will need to be met before the civil engineering approval will be issued. Site Plan: Please submit the entire recorded deed with the exhibit for review by the City of Yelm. You submitted pages 1, 2 and 6 of 6. Stormwater Plan: The wet tank does not appear to have the required volume. The volume above the outlet invert will not be useable because the tank will not hold water above this elevation. The required volume is 2788 cubic feet and provided is 2424 cubic feet. It appears that the design of the tank has not changed from the previous design. Water Plan: Show individual easements for water system on the construction documents even through you are proposing a blanket easement. The water meters should be located in the planter strip. This will also allow the City to maintain them without the buildings being located along side the water meters. This submittal is vested under the Uniform Fire Code. The code states all parts of the buildings will be within 150 feet of a fire hydrant. A portion of building 1 does not have coverage as it is currently designed. Fire flow calculations are required to be submitted for review. Sewer Plan: Show individual easements for water system on the construction documents even through you are proposing a blanket easement. Landscape Plan: Tami Merriman has reviewed and approved the landscape and irrigation plans. These plans have been approved with some redline changes. Note: Many of the plants and trees will have to be field located to avoid placing them over the City utilities. Please review and revise the civil engineering documents to address the above referenced comments. Please contact me before resubmitting the plans for review.
