Box 479 Yelm, WA 98597   June 15, 2004 Dwayne Bockman 13306 Vail Road SE Yelm, WA 98597 Re: Site Plan Review Case # SPR-04-0064-YL Dear Mr. Bockman: The Site Plan Review Committee has reviewed your proposed project, and is prepared to issue land use approval, however there are some areas of concern with your site plan. To receive Site Plan Review Approval, an amended site plan, which address the following issues will be required. The items on the site plan that need revision are: The site plan must show the proposed access from 2nd street through the alley. A condition of approval will be that this alley be paved. You are required to provide 4 off-street parking stalls, one of which will need to be handicap van accessible. Parking area will need to provide for a 23’ drive lane, as well as space for vehicles to pull in and back out of their stalls. I have included some drawings for you to review. You will need to block access to the adjoining property to the southeast. This may be achieved by the required 8-foot landscape buffer. The site plan will need to provide an estimate on the amount of paving being installed, the grades needed to control stormwater, and the stormwater treatment. You need to show that you can provide an approved slope for the handicap accessible ramp to your building. Curbing or other vehicle blocking needs to be provided between the parking area and the gravel area you propose. Your site plan shows vehicular access over the backflow prevention device. Does this have an approved load bearing cover? Your site plan does not show the location of your sewer step tank. If the step sewer tank is located where vehicles travel, they will need to have load bearing covers. Please revise your site plan and submit it back to the Community Development Department to assure that your proposal can meet City requirements.
