Civil Engineering Review No. 2 – Site Construction Documents
Mr. Spiller:
The City of Yelm has completed the initial review of the proposed Golden Dragon Restaurant. Your application included:
Site construction documents dated February 17, 2005 and received March 10, 2005
Drainage and Erosion Control Report dated March 1, 2005 and received March 10, 2005
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Site Plan (sheet 1 of 11):
Show plans in vertical datum NGVD 1929 or add a conversion factor on each sheet t?o convert the elevations to NGVD 1929. This is the accepted City of Yelm datum. I was not able to
locate this on the revised plans.
Yelm Ave Plan and Profile (sheet 5 of 11):
The street light(s) specifications need to be called out on the plans. The street lights shall match the approved Yelm Ave streetlights. I have made numerous calls to Intolight to
get the specifications. At this time, I am giving you the city’s contact name and number at Intolight. Please contact him to get the specifications. Jack Flannik at (425) 456-2595.
Water Plan (sheet 10 of 11):
Water calculations need to be submitted for review. You noted that the estimated water consumption is expected to be 2.2 eru’s. Please submit the calculations that were used.
The fire flow calculations were submitted and appear to be adequate for buildings under 3,600 sf. Please stamp, sign and submit these for the record.
Landscape Plan:
The landscape plan was not included in this set of construction drawings. The landscape plans will need to be submitted and approved before the final engineering drawings will be signed.
Conditions of Approval:
Not all conditions have been met at this time. Please review the first comment letter and verify that all comments have been complied with.
Please review and revise the plans to address the above referenced comments. You may be able to fax the changes to me for review and approval. If this method is used than after review
and approval you will submit the next plans for final signature.
After the final review is completed, a final engineering review invoice will be provided to the applicant to be paid prior to plan signature and release.
