Third Review of Site Construction Documents

The City of Yelm has completed the initial review of the proposed office building and espresso drive thru. Your application included:
Civil Plan Review Application
Construction Drawings (13 sheets) dated 12/7/05
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Site Plan:
The espresso stand must be moved back to the original location approved by the Site Plan Review Committee. The original location was approx. 65 feet behind the proposed sidewalk. You
now show the location +/-30 feet behind the sidewalk.
The ADA parking stall needs to be 20’ in length. This should be measured from the wheel stop to the drive isle. Currently it is shown as 18 feet. Also the van loading area needs to
be located on the right side of the ADA stall and a concrete sidewalk will also have to connect the striped loading area to the ADA door to the building.
Show how the refuse area is meeting the architectural requirements as set forth in the Land Use Conditions of Approval. The detail you have shown on the plans does not meet the requirement
of the Land Use Approval.
Yelm Ave West:
The City of Yelm will require the deferment and the LID no protest to be in place before the civil plans will be approved and issued.
Landscape Plan: (Comments by Tami Merriman)
Type II landscaping is required along the inside perimeter of the site, along the northern property line (Yelm Avenue), and the eastern property line up to the point that is equal to
the back side of the building.
Type II landscaping is required adjacent to the building
A couple of trees shall be added to the parking area to the south
The slopes of the stormwater swales and ponds shall be hydroseeded and mulched.
All street trees shall be a minimum of 1 ½” caliper, and a minimum 6-foot clearance, measured from the ground line to the first branch.
Land Use Conditions of Approval:
When you resubmit the plans please include a written response stating how each condition of the Land Use Approval has been or will be met.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 2 sets of plans. The project engineer shall include
a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our review of the project.
