Box 479 Yelm, WA 98597   May 6, 2005 Discovery Counseling Robert Bromberg 13224 83rd Ave. E Puyallup, WA 98373 Re: Site Plan Approval for Discovery Counseling, SPR-04-0200-YL Dear Mr. Bromberg: The City has reviewed your revised site plan and finds that there are a couple items that are not in compliance with your site plan approval. Condition # 5 states that parking shall be in compliance with Yelm Standards, and landscaped per 17.80 YMC. Condition # 6 also states landscaping requirements. A Type II landscape is required around the perimeter of the site. This landscaping is missing between the sidewalk on 2nd street and the two parking stalls. There must be a separation between the pedestrian access on the future sidewalk, and the parking area. When the parking stalls are moved to accommodate the landscape strip, they will be in conflict with the proposed access. You may wish to create one entrance into the site from the alley, as with this layout of parking stalls, it can accommodate the two way traffic movement. Also missing was a revised conceptual landscape plan, and the location of the water and sewer lines within the right-of way. Please submit your civil plans for construction with the changes noted, as well as a final landscape plan. Your civil plans shall show the location and depth of the utility lines in the right-of-way.
