Initial Review of Civil Site Construction Documents
Mr. Paigen:
The City of Yelm has completed the initial review of the proposed commercial building. Your application included:
Civil site plans dated June 30, 2005
Your application did not include:
Stormwater Report – Report was received on August 9, 2005
Domestic water usage calculations
Fire flow calculations
We have reviewed the submitted information for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice.
The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Site Plan (sheet 2 of 10):
The curb return radius at Bald Hills Rd and Morris Road should be a 55 foot radius.
The curb return radius at Morris Road and Morris Road cul-de-sac should be a 35 foot radius or submit turning templates to show the current design is adequate.
Show the sidewalk going through the drive way apron.
Revise the sidewalk to remove the right angles at the intersection of Bald Hills and Morris Rd.
Grading Plan (sheet 3 of 10):
Concrete curb and gutter should begin at the ADA ramp on the corner of Bald
Hills Road.
Show the swales, stormwater flow and elevations at all locations that they are being proposed
TESC and Drainage Plan (sheet 4 of 10):
Call out #4 appears to be in error.
The Stormfilter system you have proposed in not an allowed use in the City of Yelm.
Show the access locations to the 36” pipe. The detail is shown however the locations are not.
Water and Sewer Plan (sheet 5 of 10):
Relocate the fire hydrant to the location shown on the plans.
Relocate the domestic water tap to a location that will not require cutting the asphalt roadway or use the existing meter setter that is already installed.
Utilize the existing sewer stub for the step sewer connection.
Grading Details (sheet 6 of 10):
The structural sections of the roadways are 3” class B asphalt, 2” CSTC and 8” of 4” minus ballast.
Add roadway and structural sections for Morris Road and Bald Hills Road.
TESC and Drainage Details (sheet 7 of 10):
Remove Storm Filter Detail.
The storm cleanout detail (paved areas) will also need to be used within the right of way area.
Water Details (sheet 8 of 10):
Show new water details.
Stormwater Report:
Submitted after this review was completed. A letter will follow for the stormwater report.
Landscape Plan:
Not submitted for review. This plan should show design guideline requirements, corner enhancement and refuse enclosure. The review should be coordinated with Tami Merriman of Community
Development Department.
Conditions of Approval:
Please verify that all conditions have been met and those that pertain to engineering have been addressed on the plans.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer is required to include a written response with the resubmittal,
