Box 479 Yelm, WA 98597   December 29, 2005 Chris Aldrich Hatton Godat Pantier 1840 Barnes Boulevard SW Tumwater, WA 98512 Re: Yelm Avenue Car Wash and Our Redeemer Lutheran Church Short Plat Dear Mr. Aldrich: The Community Development Department has begun its review of the Our Redeemer Short Plat, and the proposed car wash. It has come to our attention that a Traffic Impact Analysis (TIA) is required, based on the number of trips generated by the car wash. Please note that the City’s review of both applications are “on hold” until the TIA is submitted. The TIA should include the current trips generated by the church; the proposed trips generated by the car wash, and should also include miscellaneous retail uses for the other two lots in the short plat. This will allow the City to determine the full impact of the project, and plan its street improvements accordingly. Please have your traffic engineer contact Mr. Jim Gibson, P.E. the engineer for the City to arrange a scoping meeting for the TIA.
