Box 479 Yelm, WA 98597   March 13, 2006 Jeri Lynn Brock 14538 McIntosh Lane SE Tenino, WA 98589 Re: Brock Offices Site Plan Review Application Dear Ms. Brock: On March 9, 2006, the Community Development Department received an application for Site Plan Review for the above referenced project. The application submittal is not complete and further information is required before we can begin the review process. The site plan drawing submitted shows a parking area that is not in conformance with our regulations. The City of Yelm Development Guidelines 4G 110 states “Backing Out Prohibited. In all commercial and industrial developments and in all residential buildings containing five (5) or more dwelling units, parking areas shall be so arranged as to make it unnecessary for a vehicle to back out into any street or public Right-of-Way.” Your parking area must be arranged so that the cars are not backing out into the alley. I have attached some parking lot details from our development guidelines for your information. As we stated in your presubmission conference, using the alley as a commercial access, requires the alley to be improved. Depending on how you arrange your off-street parking will determine which direction the alley improvement will extend. This should be shown on your plans. A conceptual landscape plan is required. This should include existing landscaping that you plan to keep, and new landscaping that is required in the parking area, and site perimeter. Mailing labels for property owners within 300 feet of the site are required. These may be obtained from a title company. A preliminary stormwater report is required. Your site plan should how you are treating the stormwater from the new parking and alley paving. If you have any questions, please feel free to call me at (360) 458-8496.
