Civil Engineering Final Punch list
Dear Bob:
The City of Yelm has completed the initial walk thru and punch list for the above referenced project. We have reviewed the plans, land use approval and site construction. The following
comments need to be addressed before the final subdivision application may be submitted. Our comments are summarized below:
Water System:
Meter boxes at lots #1 and #2 and irrigation meter box at lot #1 need to be raised to final grade
Center box over blow off at Rainier View and 92nd Ave SE, at lot #18
Raise meter box to final grade at lots #19 and #20
Lower meter setters for lots #25 and #26, no clearance for meter.
Center box over blow off at lot #29
Lower meter setters at lots #53 and #54, no clearance for meter
Main valve at Rainier View and Mt. Sunrise no wire
Replace broken box for blow off at lot #36
Main valve at 92nd Ave SE and Mt. Sunrise no wire
Lot #35 meter box and irrigation meter box need to be raised to final grade.
Air release box between lots #57 and #58 needs lid
Air release box at lot #63 needs lid.
Sewer System:
Review not completed at this time. Review is expected to be completed by end of the week.
Additional Items:
Complete sidewalk in front of lot 41.
Complete sidewalk in front of lot 37.
All sidewalks need to be filled up to surface of the sidewalk. Without the fill it is a tripping hazard. This also applies to the sidewalk on Wilkensen Road.
The sidewalk that was poured and not accepted by the city will require a 3 year warranty. If the warranty is executed than the sidewalk will be accepted.
The street name signs should be located on top of the stop signs.
The trail to the railroad is too narrow and slope does not meet ADA Standards. Trail should be 5 feet in width.
The trail that intersects Wilkensen Road needs to have a barrier that will prevent the pedestrians from riding and walking directly out in front of traffic.
All catch basins sumps need to be cleaned out by a vac truck.
Remove the ductile iron pole that you used to secure the portable toilet.
Clean up all construction debris.
The ditch section along Wilkensen and Canal Roads need to be restored and the ditch regraded.
Remove the old guy wire hanging from the pole at the intersection of NP.
Place top soil in the planter strip near trail head on Wilkensen Road.
5 year extended warranty for Wilkensen is required due to unapproved road base material.
Replace guard rail that was removed at the bridge on Wilkensen Road.
Adjust gas valve lids on Wilkensen Road.
Remove rocks that were placed on adjacent properties next to the storm pond.
Restrip Wilkensen centerline to correct lane width. The lane width is 16 feet measured from the face of curb. The restriping will also need to account for the taper from existing traffic
travel lanes.
Survey Wilkensen cross slopes on both sides of the road. If not 2% or as design required, show how the drainage is going to work. If the drainage pattern is accepted repave the other
side of Wilkensen to establish the correct crown through out the length of Wilkensen. (coordinate this with Mountain Shadow frontage improvements)
Replace the missing stormwater grate located in phase 2. This is a safety issue.
The conditions of approval require a bus stop on Wilkensen Road. This has not been installed. See detail.
An assigned savings for 150% will be accepted for the internal planter strip hydroseeding.
The slopes of the open space need to be hydroseeded. You may include this area in comment #35
The deciduous trees are missing around the stormwater pond.
This punch list has addressed only the requirements for Phase 1 as proposed by the developer. We have not reviewed any of the phase 2 improvements or roadway sections.
The project engineer should include a written response, indicating how all the punch list comments above have been addressed or responded to. This will significantly expedite our review
