The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by general category. Site Plan: Mailbox locations have been shown on the plans. Please add a legend or note showing how many boxes and which lots will be serviced at each location. Grading and Drainage Plan: Call me and we can discuss the comments on the stormwater facility. The northwest curb return located on Road B has a low point where water is going to collect. Move catchbasin #15 closer to the ADA ramp to pick up this water in the curb return. The wetpond inlet location is short-circuiting the treatment in cell no. 1. The inlet should be located to maximize the flow path. The pond inlet is 24” in diameter and the pond outlet is 12” in diameter with no slope. How will the outlet convey the same amount of water as the inlet during high flows and durations? Show grading around the ponds. Any berming of soil to create the pond needs to have a 5-foot top width. The berm between the two cell wet pond should be native material and have a pipe(s) conveying water between the cells. Call me so we can discuss this. The wetpond outfall appears to be in conflict with the fiber optics within the Olympic pipeline easement. Please check this and verify. On all offsite roadway plans show the existing asphalt edge as a bolder line type and dashed. It is very hard to decipher between edge of pavement and other survey lines. Please remove the callouts for Pierce County storm grates on the roadway plans. Water and Sewer Plans: On all offsite water and sewer plans show the existing asphalt edge as a bolder line type and dashed. It is very hard to decipher between edge of pavement and other survey lines. The sewer outfall pipeline that parallels the Olympic pipeline is not shown on the drawings and will conflict with some of the proposed lots. Show the actual sewer line location. Street Lighting Plan: There are 6 lights that were not shown on the revised plan. These lights are located on Wilkensen Road and at the intersection of Road G and Road H. Misc: The Olympic Pipe Line issued a comment letter. I have not had any contact with Olympic Pipe Line concerning there review. Have they signed off on the plans? Conditions of Approval: No. 1 Show setbacks on the Horizontal Plan. No. 6 Verify bus pad is correct size for the Intercity bus shelter No. 11. Please submit the required fire flow calculations and computer model showing how this condition has been met. No. 12. How is this condition being met and how are you going to coordinate with the city’s maintenance schedule. No. 15 How is this condition being met and how are you going to coordinate with the city’s maintenance schedule. No. 21 Please submit the required fire flow calculations and computer model showing how this condition has been met. Please review and revise your engineering drawings. When you resubmit please send 4 revised sets of plans and a letter stating how you have address the review comments.
