RE: Cherry Meadows - Civil Engineering Review No. 1 – Onsite Plans

Dear Grant:
I have reviewed the onsite construction documents submitted for Cherry Meadows. The following list of comments will need to be addressed on the future submittal.
Roadway and Storm Drainage:
The approved for construction approval block should read “Development Review Engineer” instead of Public Works Director. Typical all sheets.
The open space tract areas that have sidewalks shown in them need to have some callouts for construction. These sidewalks should be 5’ wide asphalt or concrete.
The storm water conveyance systems will be backed up with water when the wet ponds are at designed water surface levels. This water backing up into the conveyance system is not allowed
in the public right of ways. Please adjust the elevations so these conditions will not be present.
Remove the City of Yelm ADA standard detail and add the WSDOT ADA standard detail. The Yelm detail is out of compliance and being revised.
Add a detail showing the proposed traffic islands located in the middle of the roadways. Should show surfacing, curbing etc.
Some of the catchbasins have conflicts with the water and sewer boxes. The utility pipes need to have 10’ horizontal separation between them.
Are the gravel filters shown as they are intended to be installed. I just wanted to verify that this is what you intended. It shows the gravel filter running the full length of the
wetpond berm.
The pond rock wall design needs to be submitted for review and approval.
The inverts flowing into the wetpond are below the bottom elevation of the wetpond approx. 1.2’.
Add the City of Yelm sidewalk detail.
The construction plans need to show the locations for the Mailbox clusters. These locations will need to be approved by Yelm’s Postmaster.
Remove detail 4-25. It is a commercial driveway detail and not required for this application.
Where did the pedestrian path section detail come from? I do not see it in the development guidelines manual. The sidewalk width will need to be 5’ wide.
Sewer Plans:
Several additional gate valves need to be added in order to isolate areas within the plat. Additional gate valves should be added at the mid point of roads ‘A’, ‘G’ and ‘D’.
All ‘Pig Ports” (Olympia Detail) should be ‘End of Line Clean Outs’ (Yelm Detail)
A detail showing the method of connecting 2” service lines to 2” main lines needs to be shown to avoid confusion on the job site.
Sheet ‘SC’ shows a ‘Pig Port’ in front of lot 43, but this is not shown on sheet S2, and this pig port is not needed.
The service line to lots 121 &122 appear to come from the End of Line Clean Out. Please clarify.
The location of the sewer valve boxes has been revised and I will be emailing you a revised detail to address them. The midpoint of the valve boxes should be 4’ behind the back of curb.
Air Release assembly at sta. 4+33.42 needs to be relocated to the high point on this line.
At Sta. 5+16 on Road ‘F’ another gate valve (total of 3) is required.
The Air Release Assembly shown at sta. # 3+32.96 on Rd. ‘F’ needs to be relocated to the high point in this line.
At the intersection of Rd. ‘G’ and Rd. ‘C’, a total of 3 gate valves are required.
Sheet SD2 shows a detail from the City of Olympia. This should be eliminated from these drawings.
Road G sewer line will need to extend out to Cullens Road and connect to the Cullens Road sewer line. Valves will also need to be added to the intersection of Road G and Road B.
Pipe deflection is not an allowed method to install pipe around the curves of these roadway radius. Please install appropriate bends to achieve the correct alignment
Roadway C sewer line should be 3” in diameter from Road A to Road G.
Road G sewer line should be 3” in diameter.
Water Plans:
Fire hydrants need to be added at the cul-de-sac areas of road C and road E. These lots do not have adequate fire hydrant coverage.
This project is required to have a 10” water main through it. Please see mark up for location of the 10” water main. This will need to be revised on the next submittal.
Show all valves and thrust blocking required for the installation.
Gate valves need to be added at Sta. 5+00 and 10+00 of road A and Sta. 14+00 and Sta. 19+00 of road D.

Show water meters for lots 185 and 186.
Where is the irrigation meters going to be placed? These need to be shown on the plans.
The hydrant at Sta. 10+00 of road G is located on top of the storm pipe.
The standard water notes are not the current notes.
If the stormwater comments can be addressed, the City of Yelm is willing to issue a clearing and grading permit for this site. I will also need a response in writing of the final phasing
plan request.
