RE: Cherry Meadows - Civil Engineering Review No. 1 – Offsite Plans

Mr. Stidham:
The City of Yelm has completed the initial review of the proposed offsite improvements for the Cherry Meadows Subdivision. Your application included:
Construction Plans (PE date of 8/1/05)
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Utility and Removal Plan Cullens Road (sheets 11 - 15):
I have emailed a PDF survey that E. True and Assoc. completed on Cullens Road. It appears that the centerline may be different than the centerline shown on the plans. Please ask your
survey department to verify this and revise your design as required.
Paving Plan Cullens Road (sheet 24 - 34):
The northwest corner of 510/Cullens has been developed since we last met on site. There is now another driveway to be shown on the plan. Please make sure that your design will be compatible
with the current use of this site. We talked at the time of submittal and you were aware of the revision that was required.
A retaining wall is not going to be allowed beside the swale on Cullens Street. This is a hazard the City will not approve. Please revise the swale to eliminate the wall in the Cullens
Road treatment swale.
Water and STEP Plan and Profiles (Sheets 37- 42):
The sewer connection on Killion Road needs to be coordinated between the onsite plans and the offsite plans. The pipe sizes and valve locations do not match from plan to plan.
The correct pipe size in Killion and Cullens Road is 4” in diameter.
Water and STEP Plan and Profiles (Sheets 43 - 47):
The sewer connection is required at the Cullens Road plat entrance. The Mitigated Determination Non Significance (MDNS) does not address water and sewer requirements only environmental
mitigations. This should also be coordinated with the onsite plans.
Landscape Plan:
These plans are being coordinated by Tami Merriman.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer is required to include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded too. This will significantly expedite
