Box 479 Yelm, WA 98597   January 18, 2006 Yelm Property Development 16422 Middle Road SE Yelm, Washington 98597 RE: Oak Ridge Subdivision – SUB-04-0148-YL Construction Punch list Dear Denny: On January 18, 2006 we visited the site and conducted a final walk through before the final plat application. The follow items need to be completed or repaired before the final plat application may be submitted. The Public Works department has visited the site and inspected the sidewalks. Any cracks or areas that need to be fixed have been painted red. You will need to remove the sidewalk panel and repair the area. The fence along Middle Road needs to be completed. It appears that the sidewalk for Middle Road is partially located on private property. An easement will be required for the sidewalk to remain in this location. The sidewalk in Oak Ridge Ct. can not stop at its present location. An ADA ramp will need to be installed at this location. The street signs need to be completed. Many of the stop signs only have one street sign above it. If the streets intersect there should be 2 street signs. A type 3 barricade should be installed at the dead end road. This barricade should run from curb to curb. A “Future Street Sign” needs to be installed on the barricade. There should be an access road from the asphalt roadway to the pond for maintenance. The access is also expected to serve as a pedestrian access to the open space. The structural section should be 4” of 4” minus ballast with 2” crushed rock over the top. The planter strips have not been hydro seeded. The city is willing to use an assigned savings until the improvements can be accomplished. The trees need to be staked according to the City of Yelm’s standards. Please see the adopted detail from the Development Guidelines. Some of the street tree timbers have not been installed according to the street tree detail. Please fix these trees as needed. The concrete dispersal trench in the pond has some erosion around the end of the trench. It appears that the water is running down this area instead of down the treatment filter strip. During the day of inspection the ground water was backing up into the infiltration pond. I have been monitoring this situation and may respond with additional requirements concerning this. Please review this letter and make the necessary improvement as needed to complete your project. I am willing to meet you on site if you want to go through the list or discuss and comments.
