Box 5080 Lacey, WA 98503 Dear Mr. Maibauer: The Community Development Department has reviewed your application for the Willow Glenn Phase III Subdivision, and has determined that additional information is necessary to complete the review. Staff has performed a completeness review, and has found items missing or that do not meet the intent of City regulations. Minimum requirement, #5 streambank erosion control, of the stormwater manual is not being met. This requirement requires that streambank erosion control be in place for the 100 year stormwater event. The manual states, “The requirement below applies only to situations where stormwater runoff is discharged directly or indirectly to a stream, and must be met in addition to meeting the requirements in minimum requirement#4, Runoff Treatment BMPs: The design of this project allows the stormwater to be discharged without meeting the above requirements. This condition presents itself when Yelm Creek flood elevation reaches 331.00. The 100 year flood plain elevation is 333.00. When the flood condition reaches 331.00 the flow control requirement can not be met by this design. The review period has stopped until the following information is submitted and deemed complete. The review period will begin 14 days after receipt of this additional information unless you receive written notification additional information will be required.
