Initial Review of Civil – Site Construction Documents
Mr. Merritt:
The City of Yelm has completed the initial review of the proposed subdivision. Your application included:
Construction Documents dated 12/05/05
Stormwater Report dated 12/05/05
Fire Flow Report
Civil Review Application
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Cover Sheet (sheet 1):
Add the conditions of approval to the cover sheet. This is a jurisdiction requirement.
It is the responsibility of the applicant to get the US Post Master approval for the mailbox locations. Please have the post master sign a site plan with the location of the mailboxes
shown.
Roadway Plan and Profile (sheet 2):
The temporary cul-de-sac should be removed and an easement shown on the other side of the property line. This was an agreement that both Mustang Development and Landscapes NW agreed
to during the preliminary review.
Show the roadway bulbouts at the entrance per City of Yelm detail 4-8b.
The future road end of the sidewalk needs to have an ADA ramp returning to the roadway. If the driveway apron is installed this can serve as a temporary ramp until Landscapes extends
their sidewalk.
Street Lighting Plan (sheet 3):
The street light is not required at this location. Longmire Road Construction drawings show lights along the roadway that will suffice for this entrance.
Roadway Details and Notes (sheet 5):
Remove the City of Yelm ADA details and add the WashDOT approved ADA ramp detail.
Water Plan (sheet 6):
The irrigation meter needs to have a double check valve installed and tested to protect the system.
The water details are not the current versions. The dates should be 5/2005.
Sewer Plan (sheet 7):
No comments at this time.
Stormwater Report:
No comments at this time.
Landscape Plan:
Tree Species needs to be called out.
Open Space Improvement and Landscape needs to be shown.
Landscaping around storm pond needs to be shown.
Note that Longmire street landscaping to be completed by Tahoma Terra.
Perimeter fencing or landscaping needs to be shown.
Conditions of Approval:
Please verify that the plans address all conditions from the Hearing Examiners Approval.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our
