Second Review of Civil – Site Construction Documents
Mr. Merritt:
The City of Yelm has completed the initial review of the proposed subdivision. Your application included:
Construction Documents dated 01/11/06
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Cover Sheet (sheet 1):
It is the responsibility of the applicant to get the US Post Master approval for the mailbox locations. Please have the post master sign a site plan with the location of the mailboxes
shown. The CBU should be installed along the open space frontage inside the plat.
Roadway Plan and Profile (sheet 2):
Show the roadway bulbouts at the entrance per City of Yelm detail 4-8b. The does need to shown because the catch basins will need to be revised based on the curb line.
Landscape Plan:
The “Debrah” maple needs to be changed to another species.
The open space trees need to be planted so pond maintenance access may be made from the plat roadway. (Move them at least 20 feet from the property line.)
The landscaping around the storm pond needs to have some evergreen plantings shown.
Please review and revise the plans to address the above referenced comments. When you have the comments completed you could email me the PDF’s of the pages revised for review and approval.
After we review these pages we will call for the final submittal. This will
