Initial Review of Civil Construction Documents
Mr. Bloom:
The City of Yelm has completed the initial review of the proposed 41 lot subdivision. Your application included:
Construction documents dated January 27, 2006
Stormwater Report dated December 2005
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Site Plan:
Add the Hearing Examiners Conditions of Approval to the Cover sheet.
The phone numbers need to be revised. Sewer – 458-8411, Water – 458-8406, Storm – 458-8438. You may want to check the remaining phone numbers.
Bulbouts and City of Yelm detail need to be added to the entrances to the subdivision.
Turn on existing contours for all sheets except for water and sewer plans.
An ADA ramp will need to be installed at the end of all dead end sidewalks.
Erosion Control Details and Notes:
No comments at this time.
Grading and Stormwater Plan:
See sheet R-5 for marked up revisions.
Please include all the storm shed output in the report. This should include the 100 year routing summary that shows the stormwater pond will not overflow the design level and the infiltration
input and output.
I have a concern about allowing stormwater live storage over wet pond dead storage. Please give me a call so we can discuss this topic and possible solutions.
Water and Step Sewer Plan:
The open space has a sewer Carson box shown on the plans. Do we need to serve sewer to the open space?
This subdivision will be serving sewer to the town homes for Tahoma Terra MPC. Are the town homes still going to be only 16 units?
There should be 21 sewer notes.
The blow off at the end of Road 1 and Road 3 will need to be a standard blow offs.
An irrigation meter will be required for the storm pond.
The water notes should have 16 notes.
The water and sewer lines should have 42” and 60” respectfully for cover. You show some of the sewer lines +/-8 feet deep. This is too deep. With the City of Yelm’s written approval
the water and sewer crossings may be relaxed to 6” of separation between them. Please look at the design and see where the utilities do not need to be too deep.
Landscape Plan:
Was not included in this plan set. This will be required before approval of the civil plans.
Street Lighting Plan:
The street lights need to be revised. See marked up plan for revisions.
Mail Box Plan:
Add the number of mailbox at each location.
Location No. 1 should be moved to the sidewalk side of the street.
Conditions of Approval:
Add the conditions of approval for the subdivision cover sheet. It is a requirement that all projects have the conditions of approval on the cover sheet. If this is not attainable
please coordinate with me for other options.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our
