cc-092700 autozone Date: September 27, 2000 To: Nick Bossoff From: Public Works Department RE: Autozone / Yelm Ave. & Vancil Road The Public Works Department has the following comments relative to the proposed site development of the property located at Yelm Avenue & Vancil Road: WATER: The proposed development is within the City’s water service area, however, and would need to connect to city services. There is an existing 8” water main located along Vancil Road. Water ERU's (equivalent residential units) are based on a consumption rate of 240 gallons per day and are charged at a current rate of $1,000/ERU (fee subject to change) inside city limits. Proposed calculations will need to be provided at the time of civil review to determine the number of ERU’s for this project. These fees are payable at time of building permit issuance. IRRIGATION METER: An additional water meter may be installed for the purpose of irrigation. SEWER: The proposed site is within the City’s sewer service area, however, is currently not serviced by the City's STEP sewer system and would need to connect to the City’s system. There is a 3” connection line available on Vancil Road. Sewer ERU's (equivalent residential units) are based on discharge of 240 gallons per day. ERU’s associated with this project would be charged at the current rate of $4,850/ERU (fee subject to change). Additionally, there is an inspection fee in the amount of $145.00 / ERU. These fees are due at building permit issuance. FIRE: Fire protection to the buildings must be provided per the Uniform Fire Code. Review of civil plans will determine appropriate placement of hydrants. STORM DRAINAGE: If the proposed development is over 5,000 square feet of impervious surface there are stormwater treatment requirements per the D.O.E. Stormwater Manual. STREET FRONTAGE: Frontage improvements are required for this project. Improvements shall be per the City of Yelm’s Development Guidelines. Frontage improvements for this project along Vancil Road may be deferred with a “waiver of protest” and proponent will agree to participate in the Yelm Avenue / Vancil Road re-alignment in conjunction with the Washington State Department of Transportation and the City of Yelm. These improvements are expected to begin Spring 2001. Vancil Road is currently classified as a “neighborhood collector” (attached). STREET LIGHTING: Per the City of Yelm’s "Development Guidelines". ADA REQUIREMENTS: Requirements will be determined upon review of civil plans. OTHER: City of Yelm Business License. These comments are preliminary in nature and are not intended to represent final comments and or requirements for the City of Yelm.
