Development Department can only attempt to inform the applicant of general requirements as they appear in the form presented by the applicant at the time of pre-submission.

Water:
The proposed subdivision is currently connected to the City of Yelm’s water system. No additional Improvements will be required at this time.
Sewer:
The proposed subdivision is currently connected to the City of Yelm’s sewer system. No additional improvements will be required at this time.
Fire:
Fire protection must be provided per the Uniform Fire Code. There may be requirements for installation of a fire hydrant. These will be determined upon further review of the preliminary
plat plans.
Stormwater:
If the proposed improvements are over 5,000 square feet of impervious surface there will be stormwater treatment and retention requirements per the D.O.E. Stormwater Manual. All of
the stormwater facilities are required to be located outside of the road right-of-way. At the time of Preliminary Plat Application, you are required to submit a Preliminary Stormwater
Plan and report.
Street Improvements:
Frontage improvements shall be consistent with Yelm’s Development Guidelines. Your project will be required to improve the your street frontage along Edwards and Mosman streets. These
improvements are classified as “half street” improvements. This mean you are required to improve the street from the center of the right-of-way to your property line. The required
improvements for Edwards street shall be consistent with the “Local Access Commercial” roadway section per the city’s development guidelines.
The required improvements for Mosman street shall be consistent with the “Neighborhood Collector” roadway section per the city’s development guidelines. Please see attached roadway
sections for improvement requirements.
Street Lighting:
Street lighting shall be installed as required per the City of Yelm’s “Development Guidelines”. The street lighting plan will be reviewed at the time of civil engineering plan review.
ADA Requirements:
The American Disabilities Act requires the improvements to be ADA accessible. Facility improvements will have to meet current code. Review of these improvements will be determined
upon further review of the civil plans.
