Do the subdivision's lot sizes, proposed use, etc., conform with the zoning of the property?
Please explain. The site is zoned R-6 Moderate Density Residential District. Single family
dwellings are a permitted use in this zone. Permitted densities are 3-6 units per acre, with no
minimum lot size. The proiect will comply with all guidelines of the zoning district.
2. Are any provisions proposed to minimize conflicts with neighboring land uses? Describe. It is
unlikely that there will be any conflicts with neighboring land uses. Surrounding land is zoned
R-6, Moderate Density Residential District.
3. Is the site within 300 feet of any "critical areas" such as wetlands or streams? The site is not
within 300 feet of any critical areas.
4. What provisions will be made for water supply? The site will be connected to the City of
Yelm's water system. An existing well will be abandoned.
5. What provisions will be made for sewage? Houses on site will connect to the City of
Yelm's S.T.E.P. sewer system.
6. What provisions will be made for storm water and/or flood control? The proiect will
provide storm water facilities in accordance with City of Yelm regulations. Stormwater will be
collected and treated prior to being infiltrated into the ground.
7. What provisions will be made for streets, access and/or buses? Internal streets will be
constructed to the City's local access residential standard.
8. What provisions, if any, will be made for open space and/or recreation? a minimum 5% of the
total area will be set aside as open space for the subdivision.
9. What provisions will be made for schools and school children? Children from the proiect will
attend Yelm Schools. An agreement will be negotiated with Yelm School District to mitigate
impacts to Yelm schools.

DRAFTING STANDARDS
1. Clearly and legibly drawn in permanent black ink. (Original only.)
2. Scale shall be between one inch equals fifty feet to four hundred feet; the appropriate
scale to be determined by the Public Works Director; lettering must be a minimum of
3/32", high perimeter of the plat must be depicted with heavy lines.
3. 18 X 24 inch sheets.
4. Marginal line (3" left margin'/2' margin on the remaining sides.)
5. Index required for more than two sheets.
6. The plat title, date, scale, quarter-quarter section and north arrow shall be shown on
each appropriate sheet of the final plat.
7. All signatures must be original in permanent black ink.
