Until a complete application is made, the Community Development Department can only attempt to inform the applicant of general requirements as they appear in the form presented by the applicant at the time of pre-submission. Proponent: Kim Springer and George Berry Project: Convert Existing House to Restaurant Project Loc: 224 Yelm Ave East Yelm, WA 98597 Water:  TC \l1 " The proposed site is currently connected to the City of Yelm’s water system. Your project has been credited with one water hook-up. Water hook-up fees are based on a consumption rate of 240 gallons per day and are charged at a rate of $1,500/240gpd (fee subject to change) inside city limits. At the time of application submittal you will be required to submit water usage calculations provided by a licensed civil engineer. The water fees will be calculated using the information provided by the engineer. A cross connection/backflow prevention device will be required to be installed after the domestic water meter. Sewer:  TC \l1 " The proposed site is currently connected to the City of Yelm’s STEP sewer system. Sewer hook-up fees are based on a consumption rate of 240 gallons per day and are charged at a rate of $5,125.00/240gpd (fee subject to change) inside city limits. At the time of application submittal you will be required to submit water usage calculations provided by a licensed civil engineer. The sewer fees will be calculated using the information provided by the engineer. It is unclear at this time if the existing septic tank will meet the requirements of the proposed usage. A grease interceptor may be required to be installed before the septic tank. TC \l1 " Fire:  TC \l1 " Fire protection to the buildings must be provided per the Uniform Building Code. There may be existing fire hydrants on this site; however, additional hydrants may be required to meet current standards. This will be determined upon further review of the civil plans by the building official. TC \l1 " Stormwater: TC \l1 " Developments with a significant amount of impervious surface are required to provide stormwater facilities per the 1992 DOE Stormwater Manual. Preliminary Stormwater Report and conceptual plan may be submitted with site plan review application. TC \l1 " Street Improvements: TC \l1 " Full frontage improvements are not required for this project at this time. However these improvements may be required if your building improvements are greater then 60% of the assessed building value. If the applicant requests the use of the on-street parking located along 3rd St. paving will be required. This parking area may be allowed however it must be parallel parking only. Street Lighting: TC \l1 " Nothing to report. ADA Requirements: The American Disabilities Act required that facilities are ADA accessible. Facility improvements will have to meet current code. Review of these improvements will be determined upon further review of the civil and architecture plans.
