These comments are preliminary in nature and are not intended to represent final comments and or requirements for the City of Yelm. Until a complete application is made, the Community
Development Department can only attempt to inform the applicant of general requirements as they appear in the form presented by the applicant at the time of pre-submission.

Project Proposal: Modify parking lot traffic flow.
Project Location: 10503 Creek Street SE
Parking
The Post Office has sufficient parking to meet the present parking standards of the Zoning Code, and the proposed change will not decrease the number of available parking stalls.
Ingress/Egress
Ingress and egress at the site shall be consistent with the Yelm Development Guidelines 4B.140. Ingress and egress into the site shall be reviewed for safety and concurrency. The proposal
would change the internal traffic flow and convert the Creek Street driveway to an entrance only and the Algiers Street entrance to exit only. This will increase traffic on Algiers
Street, which does not presently meet the standards for a local access commercial street.
Previous Land Use Approvals
Binding Site Plan number SPR-8095 was revised by the City on August 22,1996 for the construction of the Post Office. Condition number 2 for Phase II (US Post Office) of that approval
stated that Street Improvements shall include:
Algiers Drive - half street improvements along property frontage of Phase II shall include one - 12’ driving lane, 5’ side walk, 6’ planter strip, street lighting and landscaping. Upon
full improvement of Algiers Drive, it shall be dedicated to the City as a public right-of-way.
Creek Street - half street improvements are required per final design of the Creek Street Improvement Project. The site is required to dedicate an additional 15’ ot accommodate half
street improvements. The property owner shall participate in the Creek Street Improvement Project.
The improvements required on Algiers was never completed as part of Phase II, nor is there evidence in the project file that the requirement was deferred. Prior to any additional approvals
by the City for any additions, alterations, or expansion of the U.S. Post Office, the improvements required by the Binding Site Plan approval must be satisified.
