Design Guidelines: If you decide to proceed with your project and after receipt of a Site Plan Review Application, the City of Yelm will supply you with a Downtown Design Guidelines
Check list. Completion of the checklist will assist the staff in determining that the guidelines required for your project have been met. The checklist is divided into five sections.
I will be reviewing Section IV, Building Design.
Building Design: Building Design consists of seven sections that may or may not apply to you depending on the size and location of your project.
Review requires completion of the checklist and two sets of architectural elevations showing the composition of the exterior wall, windows and roof elements. Each element will have
the color and texture noted.
Accessory Buildings: Examples of accessory buildings are refuse screens, fire sprinkler control houses and garages. Using a fence or physical structure to screen mechanical equipment
is also subject to review. All accessory buildings should be included on the architectural elevations. Failure to do so may cause delay or added costs to your project.
Plan Review: After the site plan review is completed you may submit 2 sets of full sized drawings and specifications. Sets should only include architectural, structural, mechanical,
plumbing and electrical drawings. Approval will cover the first four sections. The electrical section is for reference only. See Commercial Building Permit Application for specific
submittal requirements.
Building Set backs for an E-3 (daycare) using wood frame construction require that any openings less then 10 feet from the property line be protected, and are not allowed less then
5 feet.
The existing house and the new addition if under a total of 9000 feet square can be considered as one building and walls and doors between the two do not need to be protected as on
the physical property line. Two exits are required for both buildings. One exit for each building must exit onto the street or street access 20’ wide. This is generally satisfied
by parking and fire lane requirements.
If occupancy is greater then 50 Fire Alarm and exit hardware will be required. Both buildings and one van stall must be in compliance with ADA.
The new addition will be required to have separate bathrooms for men and women and will have to be accessible.
