Until a complete application is made, the Community Development Department can only attempt to inform the applicant of general requirements as they appear in the form presented by the applicant at the time of pre-submission. Proponent: Lori Wright Project: 309 Yelm Ave E Project Location: Same Zoning: CBD Downtown Design District: Old Town Design Guidelines: Converting your property to another business type may or may not entail exterior changes or the allowable addition of space. Any changes to the exterior, including Accessory Buildings will require review for Building Design standards. To retain the unique nature of the CBD color and façade requirements are the most restrictive. Building Design: Building Design consists of seven sections that may or may not apply to you depending on the size and location of your project. Review requires completion of the checklist and two sets of architectural elevations showing the composition of the exterior wall, windows and roof elements. Each element will have the color and texture noted. Accessory Buildings: Examples of accessory buildings are refuse screens, fire sprinkler control houses and garages. Using a fence or physical structure to screen mechanical equipment is also subject to review. All accessory buildings should be included on the architectural elevations. Failure to do so may cause delay or added costs to your project. Plan Review: Changes to the building may require Building Plan Review and Permits. Any demolition will require permits thru ORCAA and City of Yelm Demolition Permits. If no changes are planed to the building at this time the conversion of the building to another business will requires that all life/safety and accessibility standards be met .
