Development Department can only attempt to inform the applicant of general requirements as they appear in the form presented by the applicant at the time of pre-submission.

Water

The proposed site is currently connected to the City of Yelm’s water system. The property has been credited with one water connection. Water connection fees are based on a consumption
rate of 240 gallons per day and are charged at a rate of $1,500/240 gpd (fee subject to change) inside the City limits. At the time of application submittal you will be required to
submit water usage calculations provided by a licensed civil engineer and the water fees will be calculated using the information provided by the engineer.
Sewer TC \l1 "
The proposed site is currently connected to the City of Yelm’s S.T.E.P. sewer system. Sewer connection fees are based on the water consumption rate of 240 gallons per day and are charged
at a rate of $5,125/240 gpd (fee subject to change) inside the City limits. At the time of application submittal you will be required to submit water usage calculations provided by
a licensed civil engineer and the sewer connection charges will be calculated using the information provided by the engineer.
It is possible the kitchen facility may trigger the need for a grease trap to be installed as part of the sewer system. Prior to operation, a copy of the menu and kitchen plans that
are submitted to the County Health Department for review should be submitted to the
Community Development Department in order to determine if a grease trap is required. TC \l1 "
Fire
If a site plan review is required by the Land Use Section, fire protection to the buildings must be provided per the Uniform Building Code. There is an existing Fire Hydrant at the
southwest corner of the intersection of Yelm Avenue East and 4th Street, but it is located at least 160 feet away from the building and additional hydrants will likely be required to
meet current standards.
Stormwater TC \l1 "
Developments with over 5,000 square feet of impervious surface are required to provide stormwater facilities pursuant to the DOE Stormwater Manual. If a site plan review is required
and the parking lot is required to be paved, a preliminary stormwater report and conceptual plan must be submitted with the site plan review application. TC \l1 "
Street Improvements TC \l1 "
Frontage improvements are not required for this project at this time, however will be required if site improvements are greater then 60% of the assessed building value and a site plan
review is required. Frontage improvements along East Yelm Avenue would be to an urban arterial standard, copy attached.
Street Lighting TC \l1 "
Street lighting will not be required for this project.
ADA Requirements
The American Disabilities Act required that facilities are ADA accessible. Facility improvements will have to meet current code. Review of these improvements will be determined upon
further review of the civil and architectural plans.
