Concerns on original site plan:
Storm swale must be at least 5-feet from property line
Underground storm galleries must be at least 10 feet from property line
Perimeter landscape buffer is must be 8 feet
Using the alley as an ingress/egress would require improving the alley
Fire coverage requires either a hydrant or 20 foot paved fire lane around the bldg.
90 degree parking with 2-way travel requires a 23-foot travel lane & 9’x20’ stalls.
Options to consider:
1. The City would accept a slight variation from above to include:
Reducing the Landscape buffer on the west side to 5-feet
Allow 2-way drive lane to be 22-feet
Storm swale must be located elsewhere on the property, or stormwater completely underground.
Alley to be one-way exit only.
2. Provide a one way drive isle around the building, utilizing the two driveway accesses, making each a one-way only. This would allow for a 12 foot drive lane, and 45 degree angled
parking. To achieve the desired number of parking stalls, stalls would be located behind the building as well.
