Project Proposal: Construct two duplexes on 2 lots
Project Location: 210 Yelm Ave. West, Yelm WA 98597
Zoning and Central Business District (CBD), Chapter 17.24
Setbacks: Minimum Lot Size - None
Residential development allowed provided it occurs on existing lots of record, one acre or less, and subject to the R-14 development standards
Front Yard Setback on Arterials: 35 feet
Side Yard Setback: Minimum 10 feet
Rear Yard Setback: 25 feet.
Building Maximum Height: 35 feet
Parking:
Chapter 17.72 Requirements for off-street parking for a duplex is 2 per dwelling unit.
Ingress/Egress:
Ingress and egress at the site shall be consistent with the Yelm Development Guidelines 4B.140. The building fronts on Yelm Avenue, access to the back by alley requires that the alley
be paved from Edwards Street to the eastern property line.
Landscaping: Chapter 17.80, Type II
Type II landscaping is intended to provide visual separation of uses from streets, and visual separation of compatible uses so as to soften the appearance of parking areas, and building
elevation. This landscaping is used around the perimeter of a site, and adjacent to buildings.
Application and Process:
Civil plans may be required for the paving of the alleyway.
