As I am typing my notes for bob Howard… I would like to confirm that we are all on the same page with our comments.
In the C-1 zone, all residential uses are allowed, including a townhouse development, and a short subdivision.
If he subdivides… he can create 3 lots for 3 duplexes, he could do the townhouse development with binding site plan to create the zero lot line, and he can have up to 6 dwelling
units. (15,600 sq. ft. equals .358 acres, at 16 units per acre allows 5.72 units)
Since frontage improvements are complete on

, he has no frontage improvements there, but we are going to require that he put the garages and driveway access from the alley in the back. The water and sewer lines are in the
rear as well.
His goal is to have as many units as allowed, and the cheapest to complete. He would like to sell the units separately, but would consider duplexes if that is the best option.
Am I missing anything here?
