Civil Engineering Comments
These comments are preliminary in nature and are not intended to represent final comments and or requirements for the City of Yelm. Until a complete application is made, the Community
Development Department can only attempt to inform the applicant of general requirements as they appear in the form presented by the applicant at the time of pre-submission.

Water
The proposed site is currently connected to the City of Yelm’s water system. At the time of application submittal you will be required to submit water usage calculations provided by
a licensed civil engineer. The water fees will be calculated using the information provided by the engineer. Water hook-up fees are based on a consumption rate of 900 cubic feet per
month and are charged at a rate of $1,500 (fee subject to change) inside city limits. If the new water usage is greater than the current residential use, the applicant will have to
purchase additional connections. A credit will allowed for the existing water usage.
A back flow prevention device will be required to be installed on the water services pursuant to the Washington Administrative Code.
Sewer TC \l1 "
The proposed site is currently connected to the City of Yelm’s STEP sewer system. At the time of application submittal you will be required to submit sewer usage calculations provided
by a licensed civil engineer. The sewer fees will be calculated using the information provided by the engineer. Sewer hook-up fees are based on a consumption rate of 900 cubic feet
per month and are charged at a rate of $5,569.00 (fee subject to change) inside city limits. It is unclear at this time, if the existing septic tank will meet the requirements for
the proposed commercial use. A credit will allowed for the existing water usage.
Fire
Fire protection for the buildings must be provided per the International Fire Code. The building official will review the requirements to meet the current fire code.
Stormwater TC \l1 "
The City has adopted the 1992 Department of Ecology Stormwater Manual. When designing the stormwater facility the city requires a 10’ setback from the property line or tract line, separation
between high ground water and the infiltration surface and stormwater treatment prior to infiltration.
Street Improvements TC \l1 "
Frontage improvements shall be consistent with Yelm’s Development Guidelines. These improvements may consist of asphalt widening, curb and gutter, landscape planter, street trees, sidewalk
and street lighting.
Washington Court is classified as a Local Access Residential. These improvements shall consist of 18.5 feet of paved surface, concrete curb and gutter, 6 foot planter strip and street
trees and a 5’ concrete sidewalk. These improvements would begin at the centerline of the right of way be constructed toward this proposed project.
These improvements may be deferred. This would mean the project would be allowed to do the frontage improvements some time in the future. You would sign an agreement to do the improvements,
and when the City of Yelm deemed them necessary you would be required to complete them.
Street Lighting TC \l1 "
Street lighting will be required with the frontage improvements. See development guidelines for street lighting requirements.
ADA Requirements
The American Disabilities Act required that facilities are ADA accessible. Facility improvements will have to meet current code. Review of these improvements will be determined upon
further review of the civil and architectural plans.
