southwest, 103rd Ave. E. to the north, and the Nisqually Plaza CommercIal Center to the east.
The legal descriptIon IS Lots 1 and 2 of short subdIVIsIon SS-8012 recorded June 19, 1984,
under AudItor's File No 8406190071 in Thurston County Located In the NE ~ of the NE ~
of SectIon 30, In Townslup 17 N, Range 2 E, WM. Total area encompasses two tax parcels
and is 1 79 acres. The eXIstmg facilIty is located on tax parcel number 22730110201 and the
proposed facilIty will be located on parcel number 22730121600 The property is zoned C-l

The proposal is to raze the existIng Texaco retail gasoline statIon and build a larger retail
gasoline/converuence/fast food store WIth a carwash. The existing 327 s.f buildIng, gas
pumps, and 1,008 s.f canopy will be removed but the eXIstmg buned fuel tanks will be
retained. A new 3,200 s.f buildIng hOUSIng the gasolme/converuence/fast food stores, new fuel
pumps, 6,490 s.f canopy, and carwash buildIng will be build.

The current TEXACO franclusee, Jearue James, saId the septic system is located behind

crushing the top and bottom, and backfillmg WIth dirt.

From the new building the QSRs kItchen wastewater ("greywater") will pass through a grease
trap before flowing to the septic tank portlOn of the STEP tank. The buildmg's wastewater
("blackwater") will flow mto the septic tank portlOn of the STEP tank which then flows into
the pump chamber portlOn of the STEP tank. The wastewater from the carwash will pass
through ItS own oil/water separator before It flows to the pump chamber portIon of the STEP
tank.

IndiVidual station peculiarities:
Northwest Deli and no carwash at 608 Yelm Ave E
Tlus facility, located on the western side of Yelm, serves a farr volume of Taco Bell food to
students from Yelm High School. There is one public restroom and they wash the asphalt
parkIng lot apprOXImately once a month.
TEXACO WIth a Pizza Hut and a carwash m Lacey
Tlus facility is located at EXIt 111 on 1-5 and Its character and volume of business is directly
connected WIth the Interstate lughway WIth nurumal local busmess. The facility routmely
washes down the asphalt surfaces each rught during which the hose runs contmuously,
therefore the facilities gross water usage data IS of questionable value to forecast
wastewater volumes. They do report that they must dump and refill three deep SInkS about
every three hours which accounts for apprOXImately 550 gallons each day plus about 50
gallons each day m waslung the floor They also report the PIzza Hut busmess makes
apprOXImately 200 pizzas each day TYPIcal of convenience stores, they also use water m an
ice maclune, soda dIspenser and two very busy publIc restrooms. TheIr carwash uses
recycled water and washes about 70 cars per day
