Re: Boundary Line Adjustment Conditions of Approval – BLA-02-8302-YL
Dear Mr. Combs:
The City has completed is review for the Boundary Line Adjustment between the Combs and Huddleston property. The proposed property lines meet minimum City zoning, health, and building
standards, provided that the following conditions are met. Prior to recording, changes need to be made to the map to meet Thurston County recording standards.
This boundary line adjustment must allow for access to the proposed Lot B. To accomplish that, an easement for a private street must be created. This requires establishing a permanent
easement providing legal access to Lot B. Also, covenants must be approved, recorded and verified with the City, which provide for construction and maintenance of the private street
by the owner or other legal entity.
Conditions of Approval:
Submit a current Plat Certificate (title report)
A minimum 34 foot easement must be created along the western property line of Lot A, to provide a private street access to Lot B. Map must show easement, and appropriate easement language
must be provided on the face of the plat.
Covenants providing for the construction and maintenance of the private street.
Face of Plat to state “Connection to City water and sewer services shall be required, when development occurs on Lot B.
LID segregation must be approved and complete, prior to recording this boundary line adjustment.
Please provide a revised boundary line adjustment map, reflecting the above stated conditions.
