revised site plan approval December 10, 2001 Mike Robinson AHR Civil Engineers & Land Surveyors 5405 15th Street East Fife, WA 98424-1303 Re: Binding Site Plan Approval, Case #BSP-01-8275-YL Dear Mr. Robinson: Pursuant to the Planning Commission’s approval of the above referenced project on May 21, 2001, the Community Development Department has reviewed the revised site plan dated October 22, 2001 for compliance with the applicable conditions of approval. The applicable conditions of approval as stated in the letter from the City of Yelm, dated May 22, 2001, Notice of Final Decision included: 1. Density Bonus, Condition No. 5. - The applicant shall be allowed a density bonus of twenty percent (20%) up to a total of 48 units, provided a plan is submitted for review and approval that demonstrates minimum compliance with Section 17.45.060, Density Standards and Use, of the YMC. If the applicant can not comply with Section 17.45.060, then the allowed density of the project will be 40 dwelling units. The revised site and landscaping plan, dated October 22, 2001, complies with the additional landscaping requirements and as such the density bonus of 20% is allowed. The maximum density for the project is 48 units. 2, Transportation, Access and Parking, Conditions No. 9 and 10: Condition No. 9 - The parking areas, including garages, shall at a minimum provide 2 stalls per residential unit. The revised plan, dated October 22, 2001, complies with the minimum parking requirement of 96 stalls, including ADA accessible stalls. Condition No. 10 - The applicant shall provide a perpetual ingress/egress easement on the eastern portion of the site as the secondary access. The easement shall be noted on the face of the Binding Site Plan. The revised plan, dated October 22, 2001, provides the ingress/egress easement and a maintenance agreement for the easement. The remaining conditions of approval from the City’s letter dated May 22, 2001 shall be meet during the appropriate city review of civil plans, building plans and site improvements. The City is waiting for final comments from the Thurston County Assessor’s office and the surveyor reviewing the documents. Upon receipt of their comments additional revisions may be required to the Binding Site Plan and/or the Record of Survey. Please add a reference to this letter on the face of the Binding Site Plan. On the date of recording you will need to have: 1. The Binding Site Plan and Record of Survey with all required signatures. 2. The original signed and notarized Road & Drainage Maintenance Covenant – Please be sure to comply with Thurston County Recording standards to provide a minimum 1” margin on each page of the document. 3. The original Subdivision Guarantee. 4. The original signed and notarized Declaration of Covenants (form enclosed.) 5. A check for the Thurston County Treasurer’s Office for payment of property taxes. 6. A check for the Thurston County Records for recording the documents.
