Re: PDD-00-8246-YL -Prairie Park Village -Amendment to Final Decision
Dear Mr. Steepy:
The Site Plan Review Committee (SPRC) has reviewed the proposed amendment to the
approved site plan for Prairie Park. The SPRC finds that the proposed amendments to relocate
the 4th Avenue access and relocation of the existing house are minor and consistent with the
approved project provided the following conditions are meet.
1. The applicant shall construct full frontage improvements along the property frontage on
4t'` Avenue. This includes the new property incorporated into the site plan (the Drogseth
property.) Frontage improvements shall be consistent with Local Access Commercial
standards. The applicant shall submit civil plans to the Public Works Department for
review and approval.
2. The access will remain an entrance only at this time. As agreed the City is willing to re-
evaluate this access in the future as street improvement projects are constructed that
adequately address traffic flow and safety in the area.
3. Please provide the Planning Department with a revised landscaping plan for the amended
area for review and approval.
4. The house shall be reconnected to the 10" watermain on 4t'` Street. The existing ERU
(equivalent residential unit) based on 240 gallons of use per day shall be transferable with
the relocation of the house. Water consumption shall be monitored for six months to
determine if any additional ERU's need to be purchased by the applicant.
5. The house shall be reconnected to the City sewer system. There are two existing STEP
tanks servicing the existing site. One of the tanks and equipment shall be removed and
returned to the City. The site shall be connected to the remaining on-site system. There
will be an inspection fee of $145.00 for the removal of one tank and for the connection to
the remaining tank. Sewer use shall be monitored for six months to determine if any
additional ERU's need to be purchased by the applicant.
6. The applicant shall secure all necessary building permits for the house relocation. Please
