Re: Prairie Park Setbacks
Dear Beth:
I have reviewed the approved site plan for the Prairie Park Development. The approval did not
include the segregation of property into individual commercial pads, therefore the property is still
legally one parcel. The only property lines which would be considered for building setbacks, as
required by Title 17, Zoning, are the property lines around the perimeter of the entire site.
For clarification, as building permits are applied for in the future, your interpretation of internal
and external setbacks is correct. All buildings and/or building pads adjacent to other tax parcels
would meet the required Commercial District, C-1, setbacks. All buildings and/or building pads
that are adjacent to each other on the Prairie Park site would have setbacks ranging from zero
(0) at internal street facades or adjacent buildings to potentially the required setbacks elsewhere.
