04-0023 Civil Review 1 031104March 11, 2004 Design Systems Inc. 717 22nd St SW Puyallup, Washington 98371 RE: Civil Engineering Review No. 1 512 Yelm Ave W – Parking Lot Upgrade City of Yelm Project No. CIV-04-0023-YL Dear Mr. Shire I have reviewed the plans submitted and dated 0129/04. (Date of PE stamp). The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by general category. If you have any questions I have also included a set of redlined plans to clarify these comments. Site Plan: One of the parking stalls must be ADA compliant and van accessible. The location must be in front of the building. Grading and Drainage Plan: What is the infiltration gallery proposed size? Please show and list proposed and required volumes on the plans. Drainage Report: When using the Thurston County Drainage Manual please follow the guidelines for the report. See TCDDECM page 3-1 for requirements. The precipitation rates for the area are: 2-year - 2.80 in/hr, 100 year - 6.15 in/hr. Please revise your calculations to use the current rates. When sizing the infiltration area 2 methods are used, SBUH and/or volume based on the infiltrative capacities of the soils. Please calculate both, and use the most restrictive. The topsoil being used in the planter island is the most restrictive layer for the proposed system. This is the infiltrative rate that should be modeled or utilize a gallery to take full effect of the well draining soils. Please review and revise your engineering drawings. When you resubmit please send 4 revised sets of plans and a letter stating how you have address the review comments.
