Box 479 Yelm, WA 98597   November 19, 2004 Edward Wiltsie JWM & A 1700 Cooper Point Rd SW B-2 Olympia, Washington 98502 RE: Nisqually Commercial Plaza - Civil Engineering Review No. 1 City of Yelm Project No. SPR-04-0194-YL Mr. Wiltsie: The City of Yelm has completed the initial review of the civil engineering plans submitted for the above referenced project. The following comments should be addressed before resubmitting the plans for subsequent review. The stormwater manual requires a 20’ setback for all stormwater facilities from the property line. The City of Yelm has a policy of enforcing a 10’ setback from all property lines and building for engineered drainage facilities. This proposal does not appear to meet this requirement. All stormwater drainage facilities need to have runoff treatment before being discharged to a ground water aquifer. The stormwater manual requires a presettling basin prior to infiltration to keep the infiltrative surface from sealing do to sediment. The location of the pressure sewer service line may be in the same location as your proposed installation. It is unknown at this time. Please review and revise your submittal to address the above comments. When you resubmit the plans, submit 2 sets of plans and documents and a civil engineering review application.
