Dear Mr. Tauscher:
The following are comments or concerns with the above referenced project. Please see the attached redlined drawings and comments for review and resubmittal. When resubmitting the plans
resubmit 4 sets and 2 drainage reports.
Sheet 1:
The “Approved for Construction” approval block should read Development Review Engineer instead of Director of Public Works. (Typ. of all sheets)
Sheet 2:
After the improvements are completed at the intersection of NE 2nd St. and NE Jefferson Ave there still needs to be two 11’ drive lanes. I cannot tell from the plans if you need to
widen the other side of the street to have the adequate drive lanes.
The ADA accessible parking stalls need to be 20’ in length. The width is ok as shown. The ADA code requires 3 H/C stalls. You could make the next stall in line a H/C and the problem
is solved.
It appears that the proposed extruded curb around the parking areas has some conflicts with existing water meters, power poles and sanitary sewer manholes. How can this be resolved?
Sheet 3:
Show the proposed irrigation meters and connections on this sheet.
Show the connection for fire sprinkler system. This should include connection to the water main, DDCV and vault, PIC and proposed fire hydrants. The location of the fire hydrant(s)
should be discussed with the Community Development Department to pre-approve the location(s).
The stormwater coming from the tavern and theater appears to be surface draining to the proposed extruded curb in the alley and then following the curb to NE 2nd St. Is the alley surface
in good enough shape to convey the water along this route?
There needs to be a 5’ bench behind the sidewalk and the top of slope of the infiltration pond.
The storm pipe between the wetpond and infiltration pond should have a reverse slope. By using a reverse slope the trash and surface oil will stay in the wetpond. 1’ difference between
the inlet and outlet will be required.
Show the limits of roadway restoration for utility installation.
Show on the plans the sawcut location for the roadway rebuilding. This should be located at centerline of the row.
Add a gravel window filter detail to the plans. This detail is located in the 1992 DOE on page 3-4-18, Fig. 3-4.5
Sheet 5:
Where is the overlay pavement section going to be used?
The paving section on NE 2nd St should show 3” asphalt thickness.
Specify the washed rock size on the drywell detail.
The drywell detail should show or list filter fabric on all sides of the trench.
