I was out of the office yesterday, and apologize for the delay in responding. In regards to the change in your plans. The Site Plan Review Committee (SPRC) reviewed the proposed changes to determine if the amendment was consistent with your Conditional Use Permit. The SPRC determined that the amendment was consistent with your permit, and the changes could be made without the need for amending the Conditional Use Permit. The 20-foot fire lane is a requirement of the Uniform Fire Code. The City, and Fire Department worked very hard with you to assist you in meeting your needs in the confined space. The 12-foot lane was an exception, or variance to the code, and allowed only because of additional fire protection, not in lieu of. The exception was granted because you did not have room on the site for a 20-foot lane, without changing your building plans. If now you have the property available, you can increase your fire lane to meet UFC Standards, without the need for an exception. The approved landscape plan shows a 7-foot buffer at the south access, and increasing to the required 8-feet a short distance to the west. This was also an exception made to accommodate your needs without having to change your building plans. As long as the landscape plan is followed, there is no requirement for an increased landscape buffer. If you have any further questions, please feel free to give me a call.
