Box 479 Yelm, Washington 98597 (360) 458-3244 Re: Site Plan Approval for Case # SPR-01-8290-YL, Lasco Bathware Loading Docks Dear Mr. Springer: The Site Plan Review Committee (SPRC) has completed its review of the above referenced project. The SPRC finds that your project is consistent with City policy and development standards provided the following conditions of approval are satisfied. Pursuant to Chapter 15.49, Integrated Project Review Process, a project which is subject to Site Pian Approval is a Type II Permit and can be appealed to the City Council. An appeal must be filed within 14 days of the date of this notice. Site Plan Approval is valid for 18 months from the date of this letter. The affected property owners may request a change in property tax valuation from the Thurston County Tax Assessors Office. The project is approved subject to the following conditions of approval: Civil Plan Submission: The plans submitted for review are inconsistent. For example, the plans included in the storm drain report are different than the full size site plan. Please submit revised civil plans including changes required in this letter. After SPRC review and approval of revised civil plans, you may submit building permit application. All final civil plans, reports, and specifications must be consistent with 1992 Department of Ecology Stormwater Manual. The plans and reports must be stamped and signed by a Washington State licensed professional engineer. The stamped date must not be expired. The Lasco Bathware Plant is located adjacent to Rhoton Rd. S.E. This site is contributing to the consistent flooding of Rhoton Rd., between Central Reddi Mix and Lasco Bathware. The City of Yelm is requesting a meeting with the applicant to discuss the possible solutions to this recurring problem. Building Permit Application: Building plans submitted must be consistent with the 1997 Uniform Building Code. A building permit application is included. Civil Engineering Plan Review No. 1, by Jim Gibson, Development Services Engineer: Please review these comments and address them when you submit your final civil engineering plans for review. These comments are from your land use application. You are still required to submit plans for civil engineering review prior to be able to construct this project. If you have any questions regarding these comments, please call Jim Gibson, Development Services Engineer, at (360) 458-8438. 1. All plans, reports and calculations need to have a current stamp and signature from a civil engineer registered in the State of Washington. 2. All information needed by the contractor to construct these improvements needs to be shown on the civil engineering plans. (i.e. trench sections, vault sections, plan views of all pipe connections, test pit locations, electrical connection etc.) Please add the additional information to the plans. 3. Please review section 3-3.6.5 of the 1992 DOE Stormwater manual. This will outline the requirements for soils investigation. Additional information will be required based on the manual. The soils investigation needs to be stamped by the civil engineer or the soils specialist who performed the testing. 4. The infiltration gallery bottom is required to be 36" above the highwater table. The report says that the highwater table is 72" below grade. Please revise the design to meet this requirement. 5. The infiltration gallery is required to infiltrate the 100-year design storm. The calculations appear to use the 10-year design storm. Please clarify or revise the plans as required. 6. Please show where the roof drains are located, how they are being connected and where they are being connected to the conveyance system. 7. The oil water separator specified on the plan is actually a grease interceptor. Please specify another model and type of oil water separator for this project. 8. If the oil water separator is not rated for truck loading than place bollards around the vault and add a detail to the plans. 9. All pump wiring shall be Class 1, Div 1, intrinsically safe electrical components and assembly. Please add this note to the plans.
