Subj: Yelm Senior Center – 103rd St.
I have prepared this memo so all parties are aware of the current situations with regards to the above referenced project. I have listed the concerns that have been brought to my attention
and how they are being or have been addressed from the city. Some of the concerns have not been completed as of this date.
The step sewer crossing Yelm Creek has been a concern to the City and the contractor. The elevations of the wing walls do not allow the sewer pipe to be installed as required by the
city. During discussions with Public Works, CDD and the contractor many options were analyzed and discarded. We have decided to continue with the original design with changes to accommodate
the pipe to be located over the wing walls. At this time RB Engineering is verifying the design with the structural engineer and will be contacting the city following this.
The proposed curbing along 103rd street was designed with a 2% crown from the centerline to the flow line. When the contractor went to install the curbing he noticed the roadway had
a super elevation at this location. The situation was presented to the city. The city deemed that the super elevation should stay in the roadway and the curbing was to match the existing
roadway elevation extended to the curbing.
During the above curbing discussion it was noticed that the curbing along 103rd St was extended into the flood plan area. This curbing should stop at the same location as the ADA ramp
returns to the roadway. I have marked this on the ground in purple paint to remind W.E and B during form construction.
It was brought to the city’s attention that the planter strip/stormwater area between the parking stalls needs additional details to be constructible. RB Engineering is working on this
design and will be forwarding this information to the City of Yelm when completed.
Also there seems to be a datum discrepancy between the FEMA Flood plan map and the Survey used on the site. The construction drawings are 2.42 feet higher than the flood plan datum.
