The City of Yelm has completed its review of the above referenced project. The Site Plan Review Committee finds your application to be in compliance with the applicable Yelm Municipal Code's provided the following conditions are satisfied 1 Along the propertYJrontage on Yelm Avenue East, the most westerly access shall be eliminated and the most easterly access shall be limited to right in and right out only The location of the easterly access shall be a minimum of twenty feet from the easterly property line, maximum 36 feet wide and include a traffic diversion to insure limited right-in and right-out only access 2 The most westerly access on 103rd Avenue shall be relocated to the north approximately 50 feet The applicant shall provide the City with documentation on turn radius needed to accommodate fuel trucks and its relationship to the final location of the westerly access on 103rd 3 The project shall align its primary access on Yelm Avenue with the access for Arnold's Country Inn The maximum width of the primary access shall be 36 feet. * R~C)'ckd pap~r ".;-: Ms Angie Moffett May 3D, 1996 Page 2 4 All conditions of the Mitigated Determination of Non-significance are satisfied 5 Full compliance with conditions stated in the Department of Ecology's letter dated May 21, 1996 (enclosed) 6 Full Compliance with conditions stated in the Department Of Ecology's letter dated May 22, 1996 (enclosed) 7 The applicant shall contact and work with Yelm Telephone Company and other appplicable utility companies to coordinate the location of existing and installation of facilities 8 Prior to approval of construction drawings the applicant shall pay the City of Yelm $460 00 for information generated by the City's Transportation Engineer for the applicant's traffic study Attached is a copy of Invoice #12412, S Chamberlain & Associates, Inc 9 If the applicant provides propane tank service on the site, the propane tank shall be screened and landscaped in a similar manner as the refuse area 10 The applicant shall submit for approval a Final Stormwater Plan and Calculations The Final Stormwater Plan shall be submitted with construction drawings 11 The applicant shall submit for approval a grading plan incltlding the volume of removed and/or imported soils 12 The Landscaping and Irrigation Plan as submitted complies with the City Development Standards Please submit a two sets of plans with your construction drawings to ensure you receive a stamped approved set.
