The CIty has completed Its reVIew of the above reference proJect. SIte plan approval IS granted
based upon satIsfactory completIon of all condItIons of approval stated hereafter
Pnor to SUbmISSIOn of CIvil engmeenng drawmgs the applIcant shall submIt to the Planrung
Department for approval a reVIsed SIte Plan to mclude the followmg:
\.../( A pedestnan CIrculatIon plan for Lot 3 wluch mcludes pedestnan access from 106th and
connectmg to the southern Lots 1 and 2 At a mIllimUm the pedestnan plan shall mclude
pedestnan crossmgs on 106th and pedestnan access ( sIdewalks) from 1 06th to the
buildmg foot pnnt on Lot 3
V2 All off-street loadmg and unloadmg spaces must accommodate a velucle forty-five feet m
length, twelve feet m WIdth and fourteen feet m heIght. ServIce area's for Lot 1 and 2
shall be mcreased to the mIllimUm loadmg area reqUIrements.
Lot 3 IS reqUIred to proVIde two (2) off-street loadmg and unloadmg spaces The area
mdIcated on the SIte Plan needs to mdIcate the SIze of the servIce area. As shown, the
servIce area for Lot 3 does not appear to proVIde adequate room for servIce/delIver
vehIcles to turn around and eXIt the servIce area.
Upon approval of the reVIsed SIte plan the applIcant may submIt engmeenng drawmgs to the
PublIc Works Department WIth the followmg condItIons.
1 The applIcant shall submIt a final landscape plan for approval. The landscape plan shall be
m complIance WIth Chapter 17 80 of the YMC and submItted with CIvil engmeenng
drawmgs

6 The applIcant shall subrrut a MaIntenance Agreement for the stormwater facilIty to the
PublIc Works Department for approval. Upon approval and SIgnature by the CIty, the
Mamtenance Agreement shall be recorded wIth Thurston County
7 The applIcant shall connect to the CIty water system. The applIcant shall extend the
eXIstmg water lIne from Yelm Avenue to the eXIstmg water lme on Creek St. The on-SIte
water system shall be looped and deSIgned per the Yelm Development Standards. UtilIty
plans shall be subrrutted as an element of the CIvil engmeenng drawmgs.
8 The applIcant shall connect to the CIty STEP system. The applIcant shall extend the
eXIstmg sewer lme from Yelm Avenue to the eXIstmg sewer lme on Creek St. UtilIty plans
shalL be subrrutted as an element of the CIvil engmeenng drawmgs
9 The applIcant shall deSIgn and construct all sewer and water lInes along the property
frontage on 106th Avenue per the Yelm Development Standards. UtilIty plans shall be
subrrutted as an element of the CIvil engmeenng draWings.
10 The applIcant shall construct 1 06th Avenue per the Yelm Development Standards Core
road Improvements shall conSIst of a 12' dnvmg lane m the publIc nght-of-way and a five
foot planter stnp and five foot SIdewalk In the easements of Lots 1,2, and 3
11 The applIcant shall construct half-street Improvements along the property frontage on
Creek St. Final deSIgn of frontage Improvements IS subject to CIty approved CIvil
engmeenng drawmgs for the Creek Street Improvement project bemg deSIgned and
constructed by property owners along Creek Street.
12 The applIcant shall construct half-street Improvements along the property frontage on
Y elm Avenue for Lot 2 Frontage Improvements shall be deSIgned to match CIty
