The City of Yelm has completed, its review of the above 'referenced project. The Site Plan
Review Committee finds ypur application to be in compliance with the applicable Yelm
Municipal Codes provided the following conditions are satisfied
1 Along theprqperty frontage on Yelm Avenue East (SR 507) the applicant
shallproviCle a 10' foofutility easement. This 'easement is required to
acconimodatefuture power, telephone and/or qther private utilities
2. The applicant shall locate the Septic Tank Effluent Pump (STEP) sewer
main within the City right-of-way Please contact Ken Garman (City of
Yelm, 360-458:..8499) for information on locating the STEP sewer main
3 The City or Yelm requires that site plan applications indicate all wells and
underground tanks' on the site and within 200 feet of the property Please
provide the Planning Department with a site plan showing the 200 foot
radius of all we.lls and underground tanks on the site or within 200 feet of
the site Some improvements and/or land uses within the 200 fbot radius
of wells are restricted or prohibited Upon review, the Citywill notify you
of any conflicts within the effected radius.
4 As shown on the submitted site plan; the planned STI;P tank falls within
the required utility easement referred to in #1 above. The applicant needs
to locate the STEP tank outside of this utility easement.
5 Theapplicantshall include a fire hydrant plan with the final civil engineer
drawings submitted to the City of Yelm
6 The applicant shall extend the sidewalk, in parking area B, east to a point
even with the most eastern portion Of PCirking area B Any other changes
