Re: Punchlist Items for Yelm High School and Ridgeline Junior High School
Dear Mr. Birkland:
The Community Development Department has inspected the school sites. There are many outstanding items to be completed at each school. Below please find “punchlist” items found during
inspections. Some items may be deferred with Developer Agreements, but many must be completed prior to final occupancy of the buildings.
Yelm High School:
As stated in our letter to you, dated August 23, 2006, all conditions of the land use approval and Mitigated DNS must be met.
Sewer Department Inspection Comments:
Applies to both Tank A and Tank B
Inlet baffles must be installed int eh tanks (32” “down pipe” off the “T” and an “up pipe” into the riser.
All risers need to have a smooth top edge to ensure a good seal with the riser lid.
The floats are not positioned correctly on the float trees.
The wire connections within the J box in the vaults need to be made up with heat shrink connectors and melted completely.
Service disconnect handles must be lockable and able to accept a City of Yelm Sewer Department Lock.
The service disconnects need to have one (1) additional fuse intalled to separate the three (3) circuits. (2 pumps, and 1 control circuit)
Main line issues:
All mainline gate valves must have traffic bearing rings and covers and a concrete pad per our specifications. (2’ X 2’ X 6’)
The clean out cap in the side sewer bor building 300 could not be located. (sta #4=76.00)
The valve box containing the service line ball valve and service line for the tank at building 400 must have toning wire brought to the surface.
The tank proposed to be retrofitted for building 400 did not pass a leak test.
The 10,000 gallon tank serving buildings 300 & 500 must have additional bollards or ecology blocks placed to prevent vehicles from parking on the tank or lids. They are not traffic
bearing lids.
As-built drawings to be submitted.

Sewer Department Inspection Comments:
All electrical work must be approved by L&I.
The breakers that operate the sewer system within the building are not labeled to allow service personnel to disconnect power.
One (1) manhole remains to be vacuum tested.
Ground water wells (pyzometers) have not been installed.
Both 110 volt wiring and low voltage wiring (control wires) were installed in the same conduit. These must be separated in individual conduits.
The pumps have ran continuously for months and will need to be replaced with new pumps prior to Sewer Department acceptance.
‘The floats are not operating correctly and must operate according to specifications.
There is a problem with the alternating relay within the pump control panel, or it is not wired correctly.
Adjacent to the tank riser, both 110 volt and control wires are protruding out of the conduits and exposed.
Water Department Comments:
Sewer lid on water valve box at the Carter Street entrance. Must be replaced with appropriate lid.
Valve box for fire hydrant at sta 5+82.89 to be vacuumed out.
All Fire hydrants at must be at proper level when landscaping is complete.
Valve box at sta7+17.05 to be vacuumed out.
Bollards to be installed around fire hydrant at sta 13+12.45.
Bollards to be installed around air release.
Air release to be at final grade of landscaping.
Irrigation system to be removed from fire hydrant at sta 9+06.69.
Power must be supplied to the reduced pressure backflow assembly hot box.
Fire hydrant at Mill Pond play ground at ground level, and fence moved.
Mill Pond School requires a reduced pressure backflow assembly.
Community Development Department Comments:
Concrete cover over the S.T.E.P. tank revision submitted to City Engineer for approval.
The parking lot was not striped pursuant to the approved plans and contains more compact spaces than allowed.
Stormpond and swales: clean up debris, hydroseed slopes
Landscaping and fencing not complete around south end of ball fields
Maintenance driveway entrance to south ball fields from parking lot not complete, sidewalk not complete.
Debris located in planter strip along southeast fencing between school and housing (mobiles on 107th loop).
Hydroseeded area at northeast property line (between property line fence and baseball field) did not “take”. Should be reseeded.
A portion of fencing for the stormpond in the Hawks Landing subdivision, located at the north entrance to the school to be replaced.
Additional reclaimed water signs needed throughout the site.
Backflow prevention devices?
**Property owners in the Hawks Landing Subdivision, located at the north property line, adjacent to baseball fields, have called and complained that there is a gap at the bottom of the
fence and the ground. They also state that the slope from the ground to their property is “a mess”, sluffing onto their property. When concrete was added to the base of the fence posts,
concrete “sluffed” onto their property.**
Documentation needed:
Developer Agreement for the improvements required to SR 507 to be completed no later than July 31, 2007.
Agreement for deferral of frontage improvement requirements to Mill Road
Dedication of sewer and water lines/appurtenances
