Dear Mr. Tauscher:
The following comments are a partial review of the plans submitted for approval. I am sounding you this letter as a way to expedite the review process and you can begin addressing the
comments below. Before the remainder of the comments are sent. The following are comments we have with the plans.
Water Plans:
The backflow device located at the property line will have to be replaced with a upgraded device that meets the current backflow requirements as set forth in the Washington Administrative
Code and the City of Yelm.
A backflow device will be required to be installed behind the domestic water meter. See No. 1 for installation requirements.
The water plans need to be shown in profile views. Please add the profile view to the plans.
Any highpoints in the water profiles will require an air release assembly to be installed at that location. These location(s) will be known when reviewing the water main profiles.
The fire flow calculations need to be submitted for review. It is understood that your client subcontracted this to Skillings Connolly. The calculations still need to be submitted
and reviewed.
The fire hydrant locations do not appear to meet the 150’ hose pull requirements of the fire code. All parts of the building need to be covered within 150’ of a fire hydrant.
How are the modifications of the existing system going to affect the operations of the fire loop for the other buildings during construction?
The construction documents will need to show the easements to be dedicated for maintenance of the watermain. Also include all the original fire loop conveyance system. We do not have
easements for this system.
The water department will continue this review when this additional information has been received.
STEP Sewer Plans:
The STEP tank systems need to be designed for triplex pumps. Please revise the details and utilize the City of Yelm details where required.
The STEP tank inverts must not be greater than 5 feet. With depths greater than 5’ the required maintenance cannot be accomplished. Please revise the locations to accommodate this
requirement.
The sewer plans need to be shown in profile views. Please add the profile view to the plans.
The sewer forcemain need to be designed as a sewer main line. There should be end of line cleanouts and connections to the main lines using the single service details shown in the development
guidelines.
The first two runs of forcemain should be 2” in size and the next will be 3’ in size at the connection of the forcemain in the roadway.
Many of the callouts refer to the plans and specifications; please submit the specifications so we can complete the review.
The sewer calculations for the step tank sizing have not been submitted.
The construction documents will need to show the easements to be dedicated for maintenance of the sewer mains, services and tanks.
The sewer department will continue this review when this additional information has been received.
Stormwater Plans:
I will be following up with another letter containing the comments. Note: It does not appear that the “bus access” from 93rd St has any water quality treatment for the stormwater.
This will be required for this area.
Grading Plans:
No comments at this time.
Frontage Improvements:
I will not be reviewing these plans for the offsite improvements. It is understood that another set of plans will be submitted for review and approval by the City of Yelm and Washington
State Department of Transportation.
Conditions of Approval:
Please provide a response letter stating how the conditions of approval have been met for the land use approval.
