Dear Mr. Tauscher:
The following comments are a partial review of the plans submitted for approval. I am sounding you this letter as a way to expedite the review process and you can begin addressing the
comments below. Before the remainder of the comments are sent. The following are comments we have with the plans.
Water Plans:
The backflow device for both the domestic and fire line is understood to be replaced with a City of Yelm project. The agreement is understood to be the school district will be providing
the DDCV’s and the City’s contractor will be doing the installation. If the City project has not bid before the school is scheduled to open, this installation will be the sole responsibility
of the school district. Please add a note that shows this information on the construction documents.
Page C3.2, keynote 1 calls out a tee, should this be a bend. Also add an inline gate valve to the south side of the bend.
The fire sprinkler check valve for Building 300 should be located between keynote 8 and 8a. The current location will not allow the sprinkler system to operate correctly.
Show gate valves for the fire hydrant assemblies. See redlines for locations.
Show thrust blocking locations on the plans.
The proposed fire hydrant has been removed from behind the grandstands. Is this hydrant required for fire protection?
The gym fire hydrant and FDC are shown reversed.
If any air releases are required a hose bib will not meet the intent. Refer to the standard detail located in the development guidelines.
The fire flow calculations need to be submitted for review. The calculations should show what the proposed fire hydrants will produce with the system changes. The submitted information
only shows what was being supplied to the existing hydrants. A portion of those hydrants are being removed or piping changed. The water system needs to be modeled to show the estimated
flow from the new hydrants. See attachment for fire flow information.
The water system easement will need to be executed and recorded before construction begins.
Show all valves and improvements on the construction documents.
How are the modifications of the existing system going to affect the operations of the fire loop for the other buildings during construction?
The shutdown of the fire loop for an extended period of time will not be allowed by the City of Yelm. The City of Yelm cannot allow the fire line to be shut down while students and
facility are attending these buildings. Can this work be done on a vacation or school break? Also the new fire lines and associated items will need to be pressure tested, bact tested
and approved before placed back on line. The testing process will take 1 week alone.
STEP Sewer Plans:
The side sewers and modified septic tank (bldg 300) will be allowed as designed. The City of Yelm is only required to maintain the new step tank and associated pumps and controls for
this tank. All conveyance piping and lift stations before the step tank will be the school district responsibility and maintenance. The lift station must have a raw sewage pump installed
not a grinder pump.
The 1000-gallon tank behind the auto shop should be 1500-gallon duplex system. This is the min. allowable commercial system. This service line should be 2’ in size.
Add end of line clean out at the end of the main line.
The sewer forcemain need to be designed as a sewer main line. There should be end of line cleanouts and connections to the main lines using the single service details shown in the development
guidelines. See the redlined plans returned with this letter.
Bldg 400 step tank is being reviewed and a letter will be following shortly on this system.
Call out the exact specifications of the grease trap on the civil engineering drawings. Min. size shall be 3,000 gallons.
Conditions of Approval:
Conditions of Approval number 9, 10 and 12 have not been met.
