Yelm, WA 98597 Re: Elevation Preview for Gan3ge Building Proposal at 15621 92"d Way SE Dear Review Members Upon your request for data and information regarding elevation at the proposed building site (a~ 15621 92"d Way S.E, the following has been prepared. Once again, the building being proposed is a simple 20 x 30 foot (non residential) gan~ge. The plan is to side the building with concretions, water resistant siding (hardy plank). "Green-board" (water resistant drywall) is planned for the first 4 feet inside and for 4 feet up, the insulation inside the walls will be water proof polyethylene foam sheet. In addition, eleven years ago when we moved in the back yard was weeds and gravel. We brought in 20 yards of soil for a garden, 6.0 yards to create a platform for creek and pond with a 2.75 foot rock wall and an additiona130 yards of soil to level and prepare the back yard for lawn. This raised the elevation where the building is proposed and made it level. There are four unique maps (multiples of differing scale) including, an elevation graph, a couple of transparencies and acouple of ortho-graphics of the property included in this packet. The maps are; a City of Yelm flood map; a Thurston County Geo Data topographicJstreet map of Crystal Springs and Canal Road; a USGS National Elevation Dataset Map; and a Federal Emergency Management Agency (FEMA) topographic map of Yelm showing elevation and a suggested 100 year high water mark. Three of these maps show that at Latitude 46 57 15.74 N and Longitude 122 36 29.54 W, a point at street level on the South East Corner of the property is at elevation between 326 and 326.1 feet (see maps). Google Earth Maps are also within range. Using the 326 foot benchmark calculated at the street, masonry cord was stretched tight and leveled to supports every 50 feet starting at the street from the SE comer to the rear of the property at the SW comer of the property. Depths were measured from this reference line beginning at the street and plotted at 5 foot intervals along this length. This data was used to plot the graph (enclosed) showing that the area proposed for the building is either above or just at the 322 foot level beginning at the front to around 23feet 6 inches to the rear of the building at 22 feet 8 inches. So as to accurately compare the flood zone to the proposed building site the elevation graph was created using 1 inch increments. 1 ~'~ ., More over and for comparison and consistency, another reliable source was used to determine the elevation for the proposed building site. A current FEMA flood map published on June 16, 1999 was referenced at 15621 92"`~ Way to show a presumed 100 year flood level to be at 320 feet, which is 2 + feet below the 322 + foot elevation proposed for the building site. A copy of this topographic map was enlarged to conform to the same size as the site plan map and made into a transparency so as to judge what topographic level the building would stand at. As the map shows, which corresponds to the measurements, the building would be with-in the 323 and 322 foot elevation shown. In discussion with the contractor during a recent on-site review, his indication was that after footings were dug and gravel fill added, plus the concrete itself, the actual building height would end up being higher than grade by almost 1 foot. Roof trusses shall be by apre-approved manufacturer and constructed according to the specifications of the Truss Plate institute. Truss shop drawings must be stamped by a licensed engineer and be on site at the time of construction. Preliminary truss drawings must tie reviewed prior to construction. Truss manufactures are responsible for all bracing of the trusses including end wall bracing and all other bracing betwe,Rn the building and the trusses unless specifically shown otherwise on the drawings. 6. Glue laminated beams shall be 24F-V8 for cantilevered or continuous beams and 24F-V4 for simple spans. (Fb = 2,400 PSI) (Fv = 190 PSI) (E = 1,800,000 PSI) (FcL = 650 PSI) 7. Continuous and cantilevered glue laminated beams shall not be cambered. All other glue laminated beams shall be cantilevered for U480. See the framing plans for any exceptions. 8. Sheathing at roof and floor shall be laid with face grain perpendicular to supports and end joints staggered 4'-0' on center. Provide 1/8' space at panel edges as required by panel manufacturers. Floor sheathing shall be nailed 6" o.c. edges and 12" field with 10d's and roof sheathing shall be nailed 6" o.c. edges and 12" o.c field with 10d's unless otherwise noted on the drawings. 9.
